Hiring a reputable property management company is much more than credentials, it’s a higher standard. Whether you choose Windermere Anthem Hills Property Managers, or the team from another member of the Nevada Realtors Association, they’re professional guidelines require more from them than a traditional property owner. There are many ways that they are required to perform tasks that protect you the renter, and maintain your rights beyond that of a property owner, landlord.

1 Deposit Requirements

One large difference is how your deposit is handled. If you have ever tried to move out of a privately owned property and get your deposit, the owner might not have it, making up any reason why they can’t pay you back, then making you wait until they rent the property to come up with the cash. It’s not this way with property management companies. We are required to hold deposits in a trust account, so it’s there when it’s time to get your deposit back.

2 Maintenance Services

Next is the way maintenance services are handled. When you are living in a rental you want to ensure that all the appliances and systems are working properly. As a reputable property management company our tenants are able to request maintenance through our online system, where they can also track the progress of maintenance requests as well as their maintenance and service history. As a renter you don’t want to be a part of a scam, so look out for the following red flags, even the most obvious ones, before you waste your money or your time. The most obvious one is that if it looks too good to be true, it probably is. For this reason we always recommend Searching Through MLS for available homes, on a broker or agent website. There are numerous scams where people copy listings and make them look like they are legitimate, when they are not.

1 Be Aware

Be aware during any real estate transaction that you protect your deposits and fees. Stay on the lookout for people and their behavior during the deal, where they have you meet, or requiring that deposits be paid in cash. As a reputable company we allow our tenants to pay through our online portals, and always provide receipts.

2 Preview Property

And of course, be sure to preview properties before you sign any agreement. If it looks to be in shambles now, it probably will still be in that condition once you come with a truck of furniture to unload. When the landlord or property manager make a promise, be sure to get it in writing, and document with receipts, and work orders your relationship.

3 Keep Records

The Number One Biggest Complaint I Hear About Property Management Companies is the number of times it takes to get repairs complete or maintenance done, and having that documentation will help you as a renter. Tips for a Successful Rental Application

When it comes time to complete your application be ready with the right documentation. As a property manager I hear this a lot from my potential tenants, and that is what documentation do I need to have with me? The answer is easy. We want to see that you have an established tenant and employment history. Here’s generally what a property manager is looking for you to have proof of with your application.

  • Rental History – Including Landlord name and contact information as well as rental addresses and dates when you lived at those addresses.
  • Employment Verification – Pay stubs or tax returns proving your income for a period of time. Landlords may want to see that you make 3Xs the amount of rent.
  • Proper Identification – An Identification and second form of identification such as work card, credit card, or student ID.
  • Proper Pet Documentation – Include Photo, Age, Breed, and Weight.

Application processes usually take 2-4 days as references are checked and verified. Once your application is approved, we are ready to move you into an available property.
